Property Clean up / Fix up
The Board has been working very hard on programs that will make Windward better than ever. One of the many things we are trying to accomplish is to create a real sense of community and pride. We have come up with a Vision for Windward that reads:
“Strive to make Windward the best appearing and best managed Community on the Cape Haze Peninsula, within a friendly and cooperative owner environment.”
In addition, we are in the process of rewriting our by-laws and the Architectural Control Standards so they will agree with our new Deed Restrictions and Covenants. Hopefully, these things will help create a real sense of community pride. A big part of that is the “Visual Impact” that sets Windward apart from other communities in the area.
The Association Directors and the Deed Restriction Compliance Committee have just completed a drive-through of the community. It is apparent that Windward slowly, but surely, is being upgraded. There are many new and existing well kept and beautiful homes. These represent the vast majority of the homes in Windward.
There are, however, several properties that need attention. There are a multitude of small concerns and violations that do detract from the overall appearance of the community. These violations include dirty roofs, mildewed exterior walls, stained driveways, dead lawns with weeds (because of no irrigation), clutter on the exterior of homes, improperly sized “For Sale” signs, and improper mailbox design and color.
We are taking this opportunity to request that all property owners take time to assess their own property and to clean up and fix up the conditions on their property that need attention.
Rather than cite properties for deed restriction violations at this time, we are confident that a voluntary effort by everyone will tremendously improve the appearance of your own property and the community as a whole.
If a violation was noted at your property, a “Notice of Violation” sheet is attached to this Notice. If there isn’t a violation notice attached, keep up the good work and continue to take pride in your property.
We will follow up next month with another community review. If the voluntary improvement is ignored and problems still exist, we are obligated to pursue enforcement of the deed restrictions.
